Sector 112 mein property dekh raha hu. I work in real estate, so I know the super area vs carpet area games, but this waterlogging thing is scaring me. Heard stories about last monsoon. Is it really bad? Like, cars floating bad? Builder wale toh bol rahe hai 'slight inconvenience', but honestly not sure what to believe. Anyone living there currently? What's the ground reality? Also, how's the water supply generally? Municipal water aata hai ya tanker pe depend karna padta hai? Trying to decide between a plot and a flat, but pani ki problem is a big dealbreaker for me. Should I reconsider Sector 112? Pls share your experiences.

Also check if the builder has proper environmental clearances. Improper planning can lead to drainage issues.
Rates are going up everywhere, even in sectors with problems. Don't wait too long, but do your due diligence.
Anyone knows what's the average price per sq ft in 112 currently?
Last I checked it was around 5500-6500 depending on the builder and location within the sector.
Remember, even if the waterlogging issue is resolved, resale value might be affected due to the negative perception.

U12, definitely need a purifier. Even if they say it's 'potable', trust me, you don't want to risk it.

'Being upgraded' is the standard line. I'll believe it when I see it.
Pani ki problem is not just waterlogging. Check the water supply situation too. Many sectors in Noida rely heavily on tankers, especially during the summer months.
I was considering Sector 112 last year, but the waterlogging reports scared me off. Ended up buying in Sector 78. A little more expensive, but peace of mind.

True that, U1. Builder kabhi sach nahi bolte. Always overpromise, underdeliver. I live near 112, and I've seen the videos. It was bad.
U1, you work in real estate, so you know the drill. Visit the sector during heavy rain. That's the only way to know the truth. Pictures and videos can be misleading.
