Sector 112 Noida: Overrated or worth the hype?

Okay, I'll say it: Sector 112's property prices seem crazy high! Is it *actually* worth it, or just builder marketing? I'm fed up of renting, 10 years ka rent wasted. Finally taking the plunge. EMI vs rent math is killing me. Has anyone experienced the resale market there? Is it easy to sell if needed? What's the deal with waterlogging during monsoon? Change my mind! Is it really that great?
