Sector 112 – Upgrading from my 2BHK. NM Developers' 3BHK prices seem high. Is Sector 112 seeing any price correction, or is this the new normal? Looking for real value.

Bhai, Sector 112 mein correction toh door ki baat hai, log aur demand kar rahe hain. My friend booked a 3BHK with another builder (not NM) in Badshahpur just last year for 95 LPA, and now similar units are quoted at 1.15 Cr! It's insane how much property values have jumped in just one year. Builders are just holding onto their inventory, hoping for the next big surge. They know the demand is there, especially for well-connected sectors like 112.
Exactly! The Gurugram market right now is all about location and developer reputation. Sector 112 has the location, but NM Developers' reputation isn't the best for timely delivery. I know someone who booked with them in Sector 83, and the project is delayed by almost 2 years now. So, pricing high without delivery assurance is a big red flag for first-time buyers like us, who can't afford long delays.
Yes, for Badshahpur, builders are generally better with possession than some of the newer projects in Sector 112. My cousin got his flat within 6 months of the promised date. But NM Developers ka track record is a bit shaky, especially with previous projects. Be careful with their timelines.
That's a huge jump in Badshahpur! I heard similar stories from there. Is possession on time for your friend's project, or are there delays?
I was eyeing Sector 112 too, but got scared by the prices. Checked out a project near Airport Road (Gurgaon side), prices there were slightly better, but still seemed inflated for the amenities offered. Anyone else feel the same about Airport Road projects?
The Airport Road projects have their own premium because of the upcoming infrastructure and better access to Delhi. But value for money? Doubtful. Which project were you looking at, if you don't mind sharing?
Haan bhai, Airport Road projects bhi same story hai. Sab jagah rates upar hi jaa rahe hain.
NM Developers are always high, bhai. I think this is the new normal only. No price correction in Sector 112, rather it's going up because of the new connectivity to Dwarka Expressway. People are betting big on future appreciation, not current value.
Totally agree with U1. My broker showed me a 2BHK there, it's already touching 1.2 Cr! For a 2BHK! Crazy, especially when you're a first-time buyer like me just looking for something affordable.
Sahi baat hai yaar, prices toh aag laga rahe hain. Budget hil gaya mera poora.
