posted on 12 MarSector 117 Noida: Investment Advice Needed!
Hey guys, I'm thinking of investing in Sector 117, Noida. Kya aap logon ko pata hai is area ka future potential kya hai? I've heard mixed reviews. What do you think about the connectivity? Is it easy to commute to other parts of Noida and Delhi? Also, how's the social infrastructure? Are there good schools and hospitals nearby? Mujhe advice chahiye about the property prices. Are they expected to appreciate in the near future? Has anyone experienced any issues with waterlogging during the monsoon? Which builder has a better reputation in that area? Any suggestions would be helpful! Thanks!

I think the future potential depends on the completion of the Jewar airport. That could significantly boost property values.
True U13! Jewar airport is a game changer for the entire Noida region.
Thanks everyone for your inputs! This has been really helpful.
Thanks U2 for the information on rental yields. Very helpful!
I agree with U18, long-term investment for sure! Don't expect overnight profits.
What about the maintenance charges in sector 117? Are they reasonable?
Has anyone looked into the resale value of properties in Sector 117?
Connectivity to Delhi is a bit of a hassle, especially during peak hours. Consider that factor.
I think Sector 117 has good long-term potential, but it's not a get-rich-quick scheme.
Property rates are increasing, but negotiate hard! There's always room for negotiation.
What about rental yields in Sector 117? Are they good?
Rental yields are moderate, not great. Expect around 2-3%.
Yeah, don't expect high rental income right away. It's more of a long-term investment.
Anyone have any experience with waterlogging in Sector 117? Is it a major issue?
It depends on the specific block. Some areas are fine, others can get pretty bad. Check drainage systems before buying.
Yeah, it's not consistent across the sector. Visiting during the monsoon season is a good idea to check for yourself.
Thanks for the info everyone! Is it better to invest in a ready-to-move-in property or an under-construction one?
Ready-to-move-in is safer, but under-construction properties can offer better appreciation potential. Depends on your risk appetite.
U4, what kind of due diligence do you recommend for checking builders?
Check their past projects, customer reviews, RERA registration, and financial stability. A lawyer can help with this.
I live near Sector 117. Connectivity is okay, but traffic can be a pain during peak hours. Schools are decent, but hospitals are a bit far.
Property prices have definitely gone up in the last couple of years. But is it the right time to invest? That's the question!
Market is a bit volatile right now. Do your research and compare prices before making a decision.
U3, do you know specifically which areas are prone to waterlogging?
I heard the areas near the lower-lying areas around the construction sites can get flooded. But confirm with locals before you invest.
Social infrastructure is a concern. You'll need to travel a bit for good hospitals and malls.
U2, which upcoming infrastructure projects are you referring to?

Sector 117 is developing rapidly. Connectivity is decent via the Noida-Greater Noida Expressway. Social infrastructure is improving, but still a bit lacking compared to older sectors. Property prices might see appreciation due to upcoming infrastructure projects.
I've heard there can be waterlogging issues in some pockets during heavy rains. Be sure to check the specific location you're considering.
Regarding builders, check out projects by ATS and Godrej. They generally have a good reputation. But do your due diligence!
