Hi everyone, sector 119 Noida mein investment karna kaisa rahega? I've been tracking property prices here for a while, and they seem a bit inflated. What do you think, are they justified? Has anyone experienced waterlogging during the monsoon? I heard drainage isn't great. Also, what's the real deal with power cuts? I'm looking for a place with minimal disruptions, yaar. My budget is decent, but ROI matters. I've seen some projects by ABC Builders, but not sure about their reputation. What's your take on the resale market here? Easy to sell if needed? Mujhe advice chahiye. Thanks!

So, are you still considering Sector 119 after all this information? What's your final decision?
Dekho, Noida is always a gamble. But do your due diligence before investing. All the best!
Thanks, everyone, for the valuable insights! I'm definitely reconsidering my options now. Will do more research and visit the site during the monsoon to check for waterlogging myself.
What's the budget you're working with? That will help narrow down the options. Sector 119 has a wide range of properties.
ROI ke liye, commercial property is better. But it's riskier. Residential is safer, but returns are lower.
I was considering a resale property in Sector 119. Any thoughts on that? Are there any hidden costs I should be aware of?
Resale mein you need to check the title deed carefully. Make sure there are no outstanding dues. Get a lawyer to verify everything.
Stamp duty and registration charges will be there. Also, negotiate hard on the price. Resale properties are usually overpriced.
And check for any structural issues. Old buildings can have problems. Get a home inspection done before finalizing the deal.
RERA number se kya hota hai? Builders still delay projects even with RERA. It's just a formality, yaar.
Power cuts are frequent during summers. Inverter is a must. And get ready for generator charges! They are exorbitant.
Exactly! Noida mein power situation is pathetic. I'm so fed up with the constant outages.
Solar panels are a good option. But initial investment is high. Worth considering in the long run.
My advice? Check the specific project's completion status. Visit the site multiple times, especially during the monsoon. Talk to existing residents. Don't just rely on what the builder tells you.
U20 is right. Site visit is crucial. I made the mistake of booking based on the brochure. Regret it till today.
I bought a 2BHK in 119 three years ago. Prices have definitely gone up, but the resale market is slow. It took me almost 6 months to find a tenant. Selling might be even harder.
6 months for a tenant? That's not good news. I was hoping to rent it out initially. What's the average rent you get?
Around 18k. But finding a reliable tenant is a headache in itself. Background checks are a must!
18k is decent. But maintenance charges bhi toh hai! Noida mein maintenance costs are insane.
U13, true that! Some societies charge almost 5k per month for maintenance. It eats into your rental income.
ABC Builders... I know someone who booked a flat with them in Sector 79. Possession delayed by 2 years! Check RERA registration details before investing.
Sector 75 is good, but the traffic during peak hours is a nightmare! 119 is better connected in that sense.
True, 75 mein metro station dur hai. 119 ka location is more convenient for daily commute to Delhi.
U5 and U6, but the new metro line extension will connect Sector 75 directly! Should be operational by next year. That will solve the connectivity issue.
Next year? Builders are always saying 'next year'! I'll believe it when I see it, lol.
ROI ki baat kar rahe ho? Right now, the market is fluctuating. Interest rates are up. Be very careful. Sector 150 might be a better long-term investment, though it's further out.
Haan, interest rates are killing me! EMI calculations are scary. I'm postponing my purchase for now. Dekhte hain kya hota hai.
Sector 119...hmm. Inflated toh hai bhai. Location accha hai, but ROI... depends. ABC Builders? Thoda risky lagta hai. Drainage ka issue toh Noida mein har jagah hai, yaar.
I agree with U1. ABC Builders ka reputation itna solid nahi hai. Check their past projects. Delayed possessions are common with them. And yes, waterlogging is a problem in 119 during heavy rains.
Waterlogging? Oh god. That's a dealbreaker for me. I'm looking for a place for my parents, and they can't handle that. Any alternative sectors with similar connectivity but better drainage?
U3, Sector 75 might be a good option. Slightly higher price point, but the infrastructure is better. Check out projects by Lotus Greens.
