Hey guys, I'm thinking of buying a flat in Sector 119, Noida. Property prices thode high lag rahe hain, is it justified? Yaar, anyone living there currently? What's the real deal with water supply? Municipal water aata hai regularly ya tanker pe depend karna padta hai? Also, investment potential kya hai? 3-5 saal mein appreciation hoga? My parents keep saying resale value check karna chahiye. Kya scene hai?

Check the occupancy certificate (OC) before investing. If the society doesn't have OC, it's a big risk.

My experience: Bought in 2018, prices have appreciated decently, but maintenance charges are high.
Remember to factor in property tax and registration charges into your budget. It adds up!
Overall, Sector 119 is a decent option, but not a steal. Do your due diligence!
I booked a flat in a project there 2 years ago. Possession is still pending! Builder ne phir se date extend kar diya lol. I'm thinking of filing a complaint with RERA.
File a complaint, U19! Don't wait. RERA is there to protect buyers.
Sector 119 mein bhi builder delay? Noida mein toh yehi problem hai yaar.
Resale value will also depend on the amenities, right? Swimming pool, gym, clubhouse... if they are well-maintained, it will definitely help.
Sector 150 is also an option to consider. But it's further away from everything. But prices are relatively lower.

Bhai, before investing, check the builder's track record. Delay toh common hai Noida mein. RERA registration number check kiya?
Sector 119 is decent, but have you considered Sector 78? Similar price range, but maybe better connectivity in the long run with the upcoming metro extension.
Sector 78 is also quite crowded now. 119 is relatively less congested.

Sector 119? Overrated toh nahi bolunga, but definitely do your homework. Location wise achha hai, connectivity is good. But yeah, prices are inflated because of the metro proximity. Water ka issue toh hai bhai, tanker mafia active hai kaafi.

Haan yaar, U2 is right. Sector 7x mein bhi same haal hai. Municipal water kabhi kabhi aata hai, zyada tar tanker hi mangwana padta hai.
Investment potential is decent, but don't expect crazy appreciation. 3-5 saal mein maybe 15-20% mil jaaye. Depends on the builder too. Which project are you looking at?
