Hey guys, I'm so fed up of renting! 10 years of rent wasted, yaar. Finally taking the plunge and buying something. Been looking at Sector 119 in Noida. What's the real deal there? I've heard mixed things about the water supply. Is it really tanker-dependent? Also, what about resale value? If I need to sell in 5 years, will I get a decent ROI? My budget is tight, so I need to be sure. Kya aap logon ko pata hai kaun sa builder sahi hai Sector 119 mein? Any advice would be appreciated! Thanks!

Before you finalize, visit the site multiple times at different times of the day. Talk to the residents already living there. That's the best way to get a real picture.
Overall, Sector 119 is a decent option if you can live with the water issue or are willing to invest in a water solution. Location is great, and resale value should be okay in 5 years. Just be careful about the builder.

I bought in 2018 and got possession in 2021. Delay hua tha, but overall experience was okay. Builder was decent. Amenities are good. But water is still an issue in summers.

Market is up right now. Interest rates are rising. If you're serious about buying, don't delay too much. Prices are only going to go up.
Sector 119 is a good location, no doubt. But water issue is a major concern. I would recommend looking at other sectors nearby also. Sector 120, 121 are also good options.
RERA registration number check karo bhai. Sab pata chal jaega. Delayed projects, pending dues, everything!

UP RERA website, my friend. Just Google it. It's pretty straightforward.
Don't just look at the RERA number, also look at the compliance score. Some builders have RERA registration but still don't comply with the rules.
My cousin bought in Sector 78 instead. Thoda door hai, but better water supply and less crowded. Maybe consider that also?
ROI in 5 years? In this market? Possible, but don't expect crazy returns. Real estate is slow right now. Better than keeping money in the bank, though.

I invested in a project there 7 years ago. Possession delayed by 3 years! Builder ne rula diya. Check RERA and consumer reviews before you even think about booking.
Mera friend ka experience bahut kharab tha with Supertech in Sector 119. Be careful!

Jam toh jam hai, but at least connectivity toh hai na? Sector 75 mein dekho, connectivity hi nahi hai dhang se.
