Hi guys, I'm thinking of investing in Sector 120, Noida. What do you think about the area's future ROI? Kya rate badhne ke chances hain? Also, connectivity kaisi hai from Delhi? I heard the metro is a bit far. Has anyone experienced issues with waterlogging during the rains there? Which is better, buying now or waiting? Mujhe advice chahiye. Is it worth the investment considering the current property prices? Any suggestions?

Overall, Sector 120 is a decent option for investment, but do your homework before making a decision.
U11, Are those rates negotiable or pretty fixed?
Negotiable, especially if you are buying directly from the builder and can pay a larger down payment. Resale is more negotiable.
Thanks again everyone. I'll definitely visit during the rains and check out a few resale options. Appreciate all the advice!
Property prices are likely to go up after the elections, so buying now might be a good idea.
U16, that's an interesting point. What makes you say that?
Historically, property prices tend to increase post-election due to increased investor confidence and policy changes.
I'd suggest visiting the area during the monsoon season to assess the waterlogging situation firsthand.
Also, check the builder's reputation before investing in a new project. There have been issues with delayed possessions.
Thanks everyone for the feedback! So, overall, it seems like a mixed bag. Waterlogging is a concern, and connectivity is decent but not great. ROI potential is there, but not guaranteed.
Don't forget to factor in the maintenance charges. They can be quite high in some societies.
U1, are you looking at resale or new construction?
I'm open to both, U14. Depends on the deal I can get.
Resale might be a better option to avoid the initial depreciation. But check the construction quality thoroughly.
I invested there a couple of years ago. The appreciation has been decent, but not spectacular. Rental yields are okayish.
U3, which pockets are you referring to when you mention waterlogging? Any specific societies?
I've heard about problems near the Amrapali Silicon City area. Not sure about others though.
Kya rate chal raha hai Sector 120 mein per square foot?
Depends on the project, but expect around 6000-8000 per sq ft for new constructions.
I think it's a good investment in the long run. Noida is still growing, and Sector 120 has potential.
Connectivity wise, it's okay. The FNG Expressway helps a lot. But traffic can be a nightmare during peak hours.
Waterlogging is definitely an issue in some areas near the nala. Be careful where you choose to invest.
U2, what infrastructure improvements are planned? Do you have any specific details?
I read about a proposed underpass to ease traffic congestion and some road widening projects. Nothing concrete yet, but it's in the pipeline.

Rates are already quite high. Waiting might not be the best strategy if you're looking for significant appreciation. But do your due diligence!
Sector 120 is developing rapidly. ROI should be decent in the long term, especially with the infrastructure improvements planned. Metro is a bit of a walk, but autos are readily available.
I've heard about waterlogging issues in some pockets during heavy rains. It's worth checking out the specific location you're interested in after a downpour.
