Sector 120 Noida: Is it worth the hype?

Honestly not sure about Sector 120. I'm based in Dubai and can't do a site inspection myself. The property prices seem high. Are they justified? I need rental income, but what's the tenant profile like? Young professionals? Families? Also, waterlogging during monsoon is a big worry. How bad is it actually? Need a property manager, and power of attorney will be needed. Any reliable RWA and OC recommendations?
