Sector 120 Noida: Is the investment hype real?

Sector 120 mein property prices are going up crazy fast. I'm seeing 15-20% appreciation quoted. But is it justified? Honestly not sure. Metro connectivity toh abhi bhi door hai, last mile is a pain. I've seen this pattern before – initial hype, then things plateau. Rental demand is mostly young professionals, so ROI might not be as high as they say. Change my mind.
