Visited Sector 120 last week looking for a 3BHK. My wife's priority is the kids' school admission. Lotus Valley School is close, which is a big plus. But honestly, at night the area felt a bit deserted near some of the under-construction sites. Is it generally safe for the children to play outside in the evenings? What's the real story on security there? Need honest opinions before I commit. Is it better than 7x sectors?

What about the maintenance charges in Sector 120? Are they reasonable?
I heard there's a new police post being planned for Sector 120. Anyone has more info on that?
So, OP, what did you decide? Sector 120 or somewhere else?
My friend lives in a gated community in 120 and says they have good security within the complex. But outside, it's still a concern, especially at night.
Ultimately, it's a trade-off between price, convenience (school), and safety. You have to decide what's most important for your family.
7x sectors mein bhi safety issues hain yaar. It's all relative. But yes, more cameras and security guards there for sure.
Check the builder's background properly. Some of them have a history of delayed projects and poor construction quality. Don't get swayed by the initial discounts.
Honestly, I think safety has improved a bit in the last year. More families are moving in, and the authorities are paying more attention. But still, be cautious.
Don't forget the increasing property rates in Noida. Sector 120 might be a good entry point if you're on a budget. But factor in the safety concerns.
Did anyone find out about Avalon Heights specifically? Is it safe? What's the possession status?
I invested in a 2BHK in Sector 120 as an NRI. Honestly, I'm a bit worried now after reading these comments. I haven't visited the site in person yet. Should I be concerned?
U17, it depends on which project and its location within Sector 120. Some parts are better than others. Do your due diligence now.
U17, bhai, don't panic. Sector 120 is developing. Things will improve. But definitely, check the RERA details and get a local friend to visit the site.
U17, which project did you invest in? That will help us give you more specific advice.
Prices in Sector 120 are still relatively lower compared to 7x sectors. But is it worth the risk? That's the question.
Sector 7x is definitely more established. But 120 has potential, especially with the school and upcoming metro extension. It's a gamble, but could pay off.
Metro extension kab tak aayega? They've been saying 'soon' for the past 5 years!
U9, potential is fine, but what about safety *now*? I have small kids. Can't wait 5 years for potential.
U9, gamble is right. Noida Extension is full of 'potential' that never materialised. Buyer beware!
Mera bhi same experience tha 2 years ago. Visited Sector 120, liked the apartments, but the access road at night was a major turn-off. Ended up buying in Sector 78. No regrets.
Has anyone checked the RERA registration details for the projects in Sector 120? Some builders make tall claims but are not fully compliant.
U14, any specific projects you're concerned about? Avalon Heights ka kya scene hai?
Good point, U14. RERA number se builder ka track record pata chal jata hai.
Totally agree with U1. Lotus Valley is great, but the outskirts of 120, especially towards the under-construction areas, feel a bit sketchy at night. 7x sectors are generally safer, more populated.
Bhai, safety is a big concern everywhere these days. Sector 120 has good connectivity though. What's your budget? Maybe we can suggest alternatives.
I live in Sector 120. Honestly, the main roads are fine, but the internal roads around the under-construction sites can be deserted. We've had a couple of petty theft incidents in our society. Nothing major, but still…
U4, which society are you in? Just curious. We're considering Avalon Heights.
U4, petty theft to har jagah hota hai yaar. Even in supposedly 'safe' sectors like 44.
U4, thanks for the honest feedback. That's exactly the kind of info I was looking for. Is security improving with new residents moving in?
Don't just rely on what people say. Check the police complaint data online. Noida police website has some info, though it's not always up-to-date.
Sector 120 is a mixed bag. Schools are definitely a plus, but your concern about safety is valid. I'd suggest talking to residents in the existing societies there. They'll give you the real picture.
