Sector 122's property prices: inflated or justified?

Been checking out Sector 122. Property prices seem high. Honestly not sure if it's worth it. My budget is around 80L for a 2BHK. Is it just hype, or is there real value? What's the resale market like? Can you actually sell if needed without a huge loss? Also, how's the water situation there? I heard some areas depend heavily on tankers. That's a big no for me. And what about safety, especially at night? My parents keep saying it's far from everything, but the metro connectivity seems decent. Anyone living there who can share their experience? Ab samajh nahi aa raha. Is it a good buy or should I look elsewhere?
