Sector 124: Is the hype justified or overrated?

Finally taking the plunge and buying instead of renting. Fed up of landlords. Sector 124 seems decent, but are the property prices justified? Honestly not sure if it's worth the EMI vs rent math. Also, how's the traffic during peak hours? Change my mind. Tell me why it's amazing (or not).
