Sector 124 Noida flat vs plot - what do you think?

Finally taking the plunge and fed up of renting. Landlord raised rent again. I'm looking at Sector 124 in Noida, seems decent for commercial and retail. But I'm torn between a flat and a plot. Flat would be easier, less hassle, maybe a ready-to-move-in option. Plot gives me more control, but the construction process seems like a headache. Not sure about resale market either. Is it easier to sell a flat vs a plot in Sector 124 if needed later? My budget is around 1.5 Cr. What do you guys think? Which would you pick and why? Vote flat or plot!
