posted on 4 AprSector 126: Good for families, or just hype?
Been showing clients property in 126 for years, but now I'm thinking of moving my own family there. I work in real estate but buying for myself is different, right? Schools ache hain, that's a big plus. But is it actually safe at night? Heard some stories. Also, how bad is the waterlogging during monsoon? Anyone living there can give an honest review? Rent vs buy, confused hu.

I think U4's comment sums it up pretty well. 126 is a mixed bag. Good location, but with its share of problems. Ultimately, it depends on your priorities.
So, OP, what did you decide? Rent or buy? And which society are you considering?
Anyone know if the new underpass near sector 93 is going to ease the traffic situation in 126?
Guys, don't forget to negotiate hard with the builder. They always inflate the prices initially.
Personally, I'd prioritize safety and waterlogging issues. Baaki sab toh manage ho jata hai.
I've been living in 126 for 5 years. It's a mixed bag. Convenient location, good schools, but definitely some safety concerns and waterlogging issues. Rent vs buy depends on your risk appetite. If you're okay with potential builder delays and maintenance hassles, go for buying. Otherwise, rent and wait for a better deal.
Don't forget to factor in the rising property taxes in Noida. It's hitting everyone hard!
Haan yaar, taxes toh bahut badh gaye hain. Municipality wale loot rahe hain!
Check the builder's track record carefully. Many builders in Noida have a history of delays and poor construction quality.
From an investment perspective, 126 is still a good option due to its proximity to corporate offices. But for personal living, weigh the pros and cons carefully.
Rates are going up everywhere in Noida, especially after the Jewar airport announcement. If you're planning to buy, don't wait too long.
I used to live in 126, near Amity. Traffic during peak hours is insane! Plan your commute accordingly.
My friend lives there. He says it's decent, but nothing extraordinary. He's looking to move to a bigger place in Sector 78.
Sector 78 is a good option too. More spacious, and the infrastructure is better.
78 mein rates kya chal rahe hain? Any idea?
Buying for yourself is definitely different. You're not just looking at ROI, but also the quality of life. Think about what's important to you and your family.
I invested in a commercial property in 126 a few years ago. Returns are decent, but the rental yield isn't as high as I expected. Still, better than keeping the money in the bank.
Anyone know about the possession status of Jaypee Wishtown Klassic? Been hearing mixed reviews.
Bhai, Jaypee ka toh naam hi mat lo. Delayed projects ka king hai woh. Check RERA website before investing in anything Jaypee.
Last I heard, they were giving possession in phases, but with a lot of delays. Don't expect timely delivery.
Hype maybe? Honestly, I think Sector 150 is a better bet for families these days. More green spaces, better planned. 126 is getting too crowded, traffic is a nightmare.
U3, 150 is definitely greener, but the commute to Delhi is a pain! 126 has that advantage. Also, property rates in 150 are already sky high.
Exactly! 150 is out of reach for many now. 126 is still relatively more affordable, especially if you're looking at resale flats.
U4, commute is a valid point. But they are building that new metro extension, right? That should ease things up a bit. Plus, the air is cleaner in 150. Worth the extra travel time, IMO.
Haan, but kab banega metro? 5 saal toh lag hi jayenge! Abhi toh sirf announcements hi hain.
My parents live in 126. They're pretty happy. They say the local market is convenient, and the residents' welfare association is quite active. But yeah, waterlogging during monsoon is a real issue. They had to call for help last year.
True that U10. Society matters a lot. Some have better security and maintenance.
U9, which society are they in? That makes a big difference. Some societies are better managed than others.
Sector 126... Hmm, good question. Schools toh definitely ache hain, DPS and Step by Step are right there. But safe at night? Depends on which pocket. Some areas are still a bit isolated. Waterlogging, bhai, Noida mein toh kahin na kahin problem hoti hi hai. Rent vs buy is a tough one, depends on your budget and long-term plans.
I agree with U1. Schools are a big plus. But security is a concern. I've heard of snatching incidents near the metro station late at night. Baki, waterlogging ka scene toh almost har sector mein hai Noida mein.
