Hi everyone, I'm looking to invest in Noida, Sector 126 specifically. Guys I'm based in Dubai, so can't easily visit. What's the real scene there? Heard about waterlogging during monsoon. Sach hai kya? Drainage system kaisa hai? Also, planning to rent it out. Tenant profile kya hai udhar? Families ya mostly young professionals? And finally, resale market mein kitna premium mil sakta hai in 3-5 years? Will need a property manager for sure. Koi legal issues toh nahi hai area mein? Mujhe advice chahiye! Sector 126 is good for rentals because of the IT parks nearby. Tenant profile is mostly young working professionals. But waterlogging is a serious issue during monsoon. I've seen cars floating! Drainage is pathetic in some areas.
U6, exactly! Last year toh itni baarish hui thi, Sector 126 mein boat chalani padti. Is it worth the hassle for rental income? Think about it. Maintenance bhi toh lagega.
Bhaiyon, sector 126 mein agar invest karna hai toh ATS Green Village dekh lo. Good connectivity and relatively less waterlogging issues. Premium bhi acha mil sakta hai in 5 years.

Haan bhai, I have a flat there. No major issues so far. Construction quality is decent, not the best, but decent. Location is the key advantage.
Sector 126? Bhai, waterlogging toh Noida ka scene hai. But 126 is relatively better than, say, Sector 41. Rent pe toh young professionals hi milenge mostly. Resale premium... depends on the builder. Which project are you looking at?
Dubai se ho toh bhai, RERA registration check karna mat bhoolna. Very important! Drainage system is okayish, depends on the society. Families bhi rehte hain, but young crowd is more dominant. Premium milna is all about luck and market conditions. Abhi rates toh waise bhi upar jaa rahe hain.
Legal issues? Sector 126 is generally okay. But always get your documents verified by a lawyer. Don't trust anything blindly. And yes, property manager is a must. I know a good one, DM me if you want the details.
Which builder are you looking at? Some builders in 126 are notorious for delays. Possession ka kya scene hai? That's the biggest risk. I invested in Jaypee Greens 5 years ago, abhi tak phase 1 ka bhi possession nahi mila!
Haan yaar, Noida mein builder mafias bahut hain. U4 bhai, I feel your pain. Mera bhi same haal hai. RERA bhi kuch nahi kar paata.
