Sector 126 folks, is it really safe for kids? Wife wants a good society near schools for our 3BHK upgrade. Heard about traffic and waterlogging issues. What's the real deal, especially near Amity? Are the maintenance charges worth it? Any insights appreciated!

So, @OP, after all the feedback, what are you thinking? Still considering Sector 126 or looking at other options?
I have been living in Sector 128 for 5 years now. While traffic can be a pain, the overall lifestyle is pretty good. Plenty of green spaces and relatively safe. Schools are a bit of a drive though. Consider that.
Don't forget to check the builder's RERA registration and completion certificate. That's the first step before investing anywhere. So many projects are stuck because of this.
@U16 Exactly! RERA ID check karna toh mandatory hai aaj kal. Otherwise, you'll be stuck like many others.
With property rates increasing everywhere, Sector 126 seems like a decent option if you can handle the traffic. But do your research properly before investing. Visit the area at different times of the day to get a real feel.
My friend bought in Sector 126 last year. He's regretting it now because of the constant traffic jams. He's trying to sell it now, but no one's willing to pay the price he's asking for.
Traffic is bad near Amity University, especially during college opening and closing times. Waterlogging is a serious issue during monsoon. Check the reviews for specific societies before investing. Don't just rely on what the builder tells you.
Maintenance charges are a big scam everywhere in Noida. They promise the moon but deliver nothing. We pay 8k per month in my society and the gym is always broken. Koi sunta nahi hai.
@U11 Which society are you in? That's outrageous! We pay 5k in Sector 75 and at least the common areas are clean.
@U12 Sector 75 is a different ballgame altogether. More developed and planned than Sector 126. Prices are also higher.
@U11 Try forming a resident welfare association (RWA) and take control of the maintenance. That's what we did in our society and things have improved significantly.
@U4 Jaypee ka toh sabko pata hai bhai. They are known for delayed projects and poor maintenance. RERA mein complaint karo. That's the only way to get them to listen.
@U5 RERA complaint kiya tha, 2 saal ho gaye, nothing happened. These builders have connections everywhere. It's a scam!
Sector 126 is good investment wise, especially with the upcoming Jewar airport. Prices are bound to increase. But for family living, you need to consider the cons mentioned above. Dekh lo, priority kya hai.
Anyone has experience with ATS Village in Sector 93A? Considering it as an alternative. How does it compare to Sector 126 in terms of safety and school proximity?
@U8 ATS Village is much better in terms of connectivity and greenery. Sector 126 is too congested. But ATS is more expensive.
Sector 126 is decent, but traffic around Amity during peak hours is a nightmare. School buses add to the chaos. Waterlogging is an issue near the expressway, especially after heavy rains. Maintenance charges depend on the society, some are justified, others are daylight robbery.
Bhai, safe toh hai. But 'good schools' is subjective. Which board are you looking for? DPS bhi paas mein hai, but connectivity can be a pain. And yes, traffic is a major issue. Meri wife bhi tang aa gayi hai office jaate jaate.
@U1 Which societies are you referring to with high maintenance charges? I'm also looking in that area. And what about security? Is it really safe for women and children?
I bought in Jaypee Greens Kensington Park in 2018. Initially, everything was great. Now, the maintenance is pathetic, and the builder is unresponsive. Think twice before investing in any Jaypee property. Mera toh paisa phas gaya hai.
