Sector 126 prices felt higher than expected

Visited a few 2BHK projects in Sector 126 last Saturday. Honestly, the quoted prices for a 2BHK felt a bit steep, around ₹85-90L for 1200 sqft. I had no idea it would be this high. Is there actually any negotiation room on these figures, or are they pretty firm? My parents keep saying market's hot, but I'm not sure if it's justified. Also, what's daily life like there? Thinking about long-term potential too, should I consider Sector 126 for investment over 3-5 years? Any insights on appreciation or rental demand would be super helpful.
