Sector 126's resale market is a total rip-off

Been renting in Noida for 5 years, fed up of landlords raising rent every year. Finally taking the plunge, looking seriously at Sector 126. Seen some 'deals' on resale flats, but honestly, they're asking way too much. Like, 20-30% above new project prices. What's the deal? Are people actually paying these premiums? Heard Amrapali Silicon City has some decent resale options, but the prices seem inflated. Is it worth it considering the waterlogging issues in some pockets? Plus, how effective is the RWA these days? Anyone living there who can share their experience? Maybe I should just stick to new projects from ATS or Godrej even with the PLC and all. Any thoughts? Hope someone can help me out.
