₹1.5 crore for my 3BHK in Sector 128, and honestly, kuch basic cheezon mein abhi bhi struggle hai. Moved here last month, socha tha sab set hoga. But grocery shopping ke liye kaafi door jaana padta hai. Local sabzi mandi ya achhe food options abhi kam hain. Delivery apps bhi sab jagah nahi pahunchte. Is it just me, ya this area still needs time to develop its local market scene? What's your experience?

Dekho, new sectors mein yeh issues aate hi hain. Initially thoda struggle hota hai, but over time, jab population badhti hai, toh shops aur services apne aap aa jaati hain. Sector 128 ki connectivity achhi hai, toh potential toh hai. But for now, you might have to adjust ya thoda travel karna padega. Aapka immediate plan kya hai, kya aap builder se complain karne wale ho ya wait karoge development ka?
Sector 128 mein RERA delays kaafi projects mein dekhi gayi hain. Bahut builders ne possession dates extend ki hain, aur jo mil bhi gaya hai unmein basic utilities aur amenities ki kami hai. Ek project toh aisa bhi hai jahan clubhouse ka kaam abhi tak shuru hi nahi hua, jabki possession diye 2 saal ho gaye. Aapko apne builder se ek written commitment lena chahiye tha for amenities, aur RWA active karna padega to push for these things. Otherwise, it's a long, frustrating wait.
Honestly, 1.5 Cr for a 3BHK in Sector 128 sounds like a decent deal if it's a good project with potential. Yeh sab initial teething troubles hote hain, development toh time leti hai. Long-term appreciation ke liye toh achha hai. Waise, aapko possession kab mila tha? RERA registered hai kya aapka project?
U7 is absolutely right. Mere ek friend ne Ajayabpur ke paas ek project mein liya tha, same story. Builders bas flats deliver kar dete hain, baaki community infrastructure ka wait karte raho. It's a gamble, especially for first-time buyers who need everything ready.
U5, future appreciation ka kya faayda agar abhi living standards compromise ho rahe hain? Especially if you have a family. Current market conditions mein toh investment par returns bhi guaranteed nahi hain. Builder sirf brochures mein sab kuch dikha dete hain, but after sales support aur infrastructure development mein hamesha peeche reh jaate hain. Mera suggestion hai ki builder se amenities ke baare mein specifically puchho.
Jaisa OP ne bataya, unko last month hi possession mila hai. RERA registration toh almost sabka hota hai ab, but delays toh common hain. Price wise toh theek hai, but living experience bhi toh matter karti hai.
Totally relate! Humne bhi socha tha ki new sectors mein sab high-tech hoga, but ground reality alag hai. Main Alpha II mein rehta hoon Greater Noida West mein, yahan bhi initially same haal tha. Delivery apps toh bhool hi jao, sabzi ke liye 5km drive karna padta tha. Ab thoda theek ho raha hai, but it took years. Aapka builder kaunsa hai, agar bata sakte ho?
Jo U2 ne kaha woh bilkul sahi hai. Maine bhi Alpha I Greater Noida mein 2018 mein property li thi. Initial 2-3 saal toh laga jaise jungle mein reh raha hoon. Roads bhi theek se nahi the, leave alone shops. Builder ne sirf structure bana diya tha. Lekin ab 2024 tak kaafi changes aa gaye hain, malls, supermarts sab khul gaye hain. Toh patience rakhna padega, but it's a long wait. Kya aapne builder se completion timeline ya amenities ka koi written commitment liya tha?
Haan bhai, please developer ka naam bata do, taaki hum log alert rahein. Is it one of those new projects near the expressway?
Yaar, 1.5 crore mein bhi basic needs ke liye struggle? Yeh toh sunke hi darr lag raha hai. Maine bhi Sector 128 mein ek flat dekha tha, builder ne bade bade waade kiye the convenience ke. Sach mein itna development slow hai kya?
