Sector 128 prices are mostly PLC charges, right?

Been checking out Sector 128, Noida. The base price looks okay, but wo sab PLC mein nikal jaata hai. Facing Golf Course ka alag, floor rise ka alag. I work in real estate but buying for myself is different, yaar. Anyone living there, kitna extra actually pay karna pada? Also, resale mein kitna premium milta hai? Is it easy to rent out apartments here? Renters ka profile kya hai mostly? Hope someone can share their experience.
