Sector 129 property search: Pricey or worth it?

₹8000 per sqft minimum quote kar rahe hain Sector 129 mein. I work in real estate, so I know the super area vs carpet area games, but still...it feels high. I'm looking at 3BHKs near the metro. Any residents here? Is the location premium justified? Connectivity toh sahi hai, but what about water supply? Heard some areas have tanker issues. Godrej Woods and Jaypee Greens projects dekhe. Finish quality Godrej ka better laga. Investment potential kitna hai in 3-5 years? Rental demand is decent I guess. Honestly not sure if I should pull the trigger. Any insights appreciated. Is it overrated? Should I look elsewhere in Noida?
