Spent the whole Sunday checking out options in Sector 13, Ghaziabad. Builders like Gaurs and ATS have projects there, but honestly, the prices feel a bit steep for a first-time buyer, even for a 2BHK around ₹70L. Is there actual room for negotiation beyond the listed price? Also, how good is the metro connectivity from there? I'd be commuting towards Delhi for work. What's the daily traffic like on Delhi-Meerut Expressway during peak hours? Any tips on what to look for beyond the brochure price or if these prices are justified? Hope this helps someone else too.

Yaar, totally relate! I also checked out Gaurs and ATS in Sector 13 last month. ₹70L for a 2BHK feels like a stretch, especially when you factor in all the hidden costs – car parking, club membership, PLC charges. Builders show one price, then add so much. Is negotiation even possible beyond 5-10%? And what about the actual carpet area, brochure mein kuch aur hota hai, reality mein kuch aur.
