Sector 130 - Is the investment potential real?

Sector 130 mein investment potential ki baat toh sab karte hain, but the ROI doesn't seem justified from my experience. Everyone's talking about upcoming developments and appreciation, but the data shows otherwise. I've seen this pattern before in other Noida sectors. Plus, the current rental yield is pretty low compared to other areas. The prices are already inflated, tbh. I'm also worried about the resale market in 3-5 years. Is it just hype or is there something I'm missing? Calculated risk lena toh sahi hai, but this feels too risky. Change my mind. I want to believe the hype, but the numbers just don't add up.
