Sector 130 seems overpriced, tbh. I'm based in Dubai, and the prices they're quoting seem crazy compared to the actual rental yield. Everyone glorifies the metro connectivity, but nobody talks about waterlogging during monsoon. Is it really worth the premium? I can't do a site inspection myself, so relying on you all. Plus, who are the reliable builders there? Need a property manager too. Change my mind on Sector 130. Disagree? Tell me why.

Honestly, after reading all this, I'm even more confused! Waterlogging, delayed possessions... maybe I'll look at Gurgaon instead. Thanks, everyone, for the insights.
U11, Which sector? I'm facing similar delays in sector 75. Builder ne phir se date extend kar diya lol. It's a joke at this point.
Sector 150 ka avg rate 7k/sqft hai abhi. 130 is definitely more expensive. But 150 is further out, so connectivity is an issue.
As an NRI, you need a good property manager. Find someone local who can handle rentals, maintenance, etc. Otherwise, it'll be a headache.
Don't just look at metro connectivity, check the social infrastructure. Schools, hospitals, malls... Sector 130 is still developing in that aspect.
I think it depends on your budget and risk appetite. If you're looking for quick returns, Sector 130 might not be the best option right now. But long-term, it has potential.
U8, exactly! Noida mein yahi problem hai. Infrastructure is not keeping up with the construction. They promise the world, but deliver nothing.
Reliable builders? ATS, Godrej, Tata are decent options in that area. But even they have delays sometimes. Check their past projects and RERA records carefully.

Bhai, Sector 130 is good for end-use, not pure investment. If you want high rental yield, look at Greater Noida West. But connectivity is better in 130.
Waterlogging is a serious concern. I've seen videos of cars submerged during the monsoon. That's a dealbreaker for me, regardless of the metro.

Dubai se dekh rahe ho? Then you need to factor in appreciation, not just rental yield. Noida's property prices are going up fast. I bought in 130 two years ago, and my property value has already increased by 30%.
