Sector 130 Noida: Prices already too high, or still room?

Fed up of renting and finally taking the plunge in Sector 130. But are the property prices justified? Honestly not sure if it's worth the EMI vs rent math. Seen some resale flats in ATS Village and new projects by Godrej. Big price difference. Is there any negotiation room, or are builders firm on rates? What does the community think? Vote: Overpriced or fair value?
