Sector 130 mein 3BHK dekh raha hu. My wife's priority is safety for the children. Has anyone actually lived there? Are the property prices justified, tbh? Schools kaise hai nearby? Heard about Amity, but admission is tough. Should I consider it or look elsewhere for better value?

Look at the resale market too. You might find a better deal than buying directly from the builder.
Overall, Sector 130 has potential, but you need to be very careful and do your research. Don't rush into anything.
So, U1, what did you decide? Sector 130 or somewhere else?
Has anyone taken possession in Lotus Greens Broadwalk? How is the quality of construction?
I think Sector 130 is a good option for investment if you're looking at a 5-7 year horizon. For immediate living, maybe not so much.
Be careful of hidden charges. Builders often add them at the last minute. Negotiate everything upfront.
Also, check the water supply situation. Some areas face water shortages during the summer months.
Another thing to consider is the maintenance charges. Some societies charge exorbitant amounts.
Don't fall for the 'greenery' promises. Most of it is just marketing. Visit the site yourself and see what's actually there.
Check the builder's financial health as well. Many are struggling these days. You don't want to get stuck with a delayed project.
What's your budget? Sector 150 is just next door, and you might find better value there. Avg rate is around 7k/sqft now.
7k! Sector 150 is getting expensive. I remember when it was 5k just a year ago!
Prices are definitely inflated due to the upcoming Jewar Airport. But whether it's 'justified' depends on your personal needs and risk appetite. Do your homework!
Sector 130 is good for investment but for living with kids, you need to consider all factors. School, commute to work, hospitals. It's not just about the apartment. I'd suggest looking at sectors closer to Noida City Centre if schools are a big priority.
I bought in Sector 130 three years ago. Thought it was a good deal at the time, but now I regret it. The promised infrastructure is still not fully developed. Metro connectivity is still a dream!
U13, which project are you in? I'm considering a resale there.
Metro is coming, bhai! DMRC ka work chal raha hai. But yeah, speed slow hai.
Bhai, check the RERA registration number before you finalize anything. Many builders make false promises. RERA website pe sab details mil jayega.
RERA is your best friend! Use it wisely!
I've been living in Sec 137 (right next to 130) for 5 years now. Safety is generally good, mostly gated societies. But traffic near the expressway during peak hours is a killer.
Haan exactly, Noida mein yahi problem hai. Traffic kabhi khatam nahi hota.
U6, Do you think the prices are worth it considering the traffic and distance from everything?
Don't just look at Amity. There are other schools like Genesis Global, Shiv Nadar School. They are good, but again, admission process tough hai. Also, distance is a factor.
Shiv Nadar is excellent but very expensive! Fees sunke hi darr lagta hai.
Genesis is good, but getting there from 130 can be a pain during school hours.

Prices are inflated bhai. Safety is good in most societies there, but schools are definitely a concern. Amity is tough and the other options are further away. Think carefully.
Justified? Depends on which project you're looking at. Some are definitely overpriced. Which builder are you considering? That matters a lot.
Exactly! Builder reputation is key. Unka past projects dekho, possession mila kya time pe?
U3, true that. Some builders are just looting people. Name toh batao bhai!
