Sector 134, Noida Extension. My kids have moved out, so we're selling our big house, looking for a manageable 2BHK. I'm wondering about the hospital access here, especially for emergencies. Also, what's the resale market like if we ever need to move again? And are maintenance charges reasonable, is the RWA active?

Resale prospects for 2BHKs in Sector 134 are decent, but not spectacular, at least for the next 2-3 years. The market is still absorbing the inventory from the last boom. However, given the price point and connectivity to Noida and Ghaziabad, it's a good long-term hold. Once the infrastructure fully develops, and areas like Ajayabpur also start picking up, then you'll see better appreciation. For now, focus on getting a good deal and a reputed builder, as that will impact your resale more than the sector itself.
Hmm, so maintenance and RWA are still going to be a headache. That's a big concern for someone looking to downsize for an easier life.
For 2BHKs, especially in Noida Extension, steady appreciation is what you can expect, not a sudden boom. The demand is there, but so is the supply. If you're looking for returns in 5-7 years, focus on societies with good amenities, proper RWA, and a clear title. Location within 134 also matters – proximity to main roads or commercial hubs adds value. Don't just look at the lowest price per sqft; sometimes paying a little more for quality pays off during resale.
That's a very practical take. So, for a 2BHK, are we looking at steady appreciation or more like a slow burn? I'm hoping for some decent returns if I need to move again in 5-7 years.
What about RWA activity in Sector 134? Are they generally strong and active, or do builders still hold too much power?
This is a real problem. In many projects in Sector 134, the RWA is still nascent or builder-controlled. My friend lives in a society there, and they've been fighting for proper handover and reasonable maintenance for two years now. They pay almost ₹3.5 per sqft, which is quite high for the amenities provided. Always check if the RWA is registered and active before buying. Some builders delay it intentionally to keep control.
RWA ka toh haal mat poochho! Most of these new societies, especially near Alpha II, struggle to form a proper RWA for years. Builder apni manmaani karta rehta hai aur maintenance charges badha deta hai bina kisi reason ke. It's a constant fight.
Regarding hospital access, I can share my experience. My mother had an emergency last year, and we rushed her to Felix Hospital near Sector 137. It's not exactly *in* 134, but it's barely a 10-15 minute drive, depending on traffic. They have good facilities and the doctors were quite responsive. For regular check-ups, there are many clinics and smaller hospitals around, so that's not an issue. So yes, emergency care is definitely accessible.
Yes, for a multi-specialty hospital, Felix is probably the best and closest option for emergencies from Sector 134. There are others further away, but this one is quite reliable.
Totally agree with you! My neighbour also had a good experience with Felix. Plus, there's a couple of smaller polyclinics and diagnostic centers coming up on the main road towards Alistonia Estate, which is super convenient for routine stuff. Noida Extension is improving its infrastructure fast.
Oh, Felix Hospital is good? I was worried about that. Thanks for the info! Is that the best option around there for emergencies?
Resale value in Noida Extension can be tricky, especially in newer sectors like 134. I've heard stories of people struggling to sell their properties even in established areas like Alpha I, Greater Noida. Make sure you do your due diligence on the builder's reputation and the actual demand for 2BHKs there. Don't just go by what the brokers say.
Sector 134 sounds promising for a smaller 2BHK. I've been eyeing some projects there, especially those closer to the expressway. Hospital access is a major concern for me too, as my parents visit often. Any recommendations on specific societies or builders that have good RWA and maintenance? Budget-friendly options are a plus, of course!
