Thinking of investing in Sector 134, Noida Extension. What's your take on the connectivity? Metro toh door hai, right? Kya rates wahan badh rahe hain? Also, how's the waterlogging situation during rains? Heard mixed reviews. Which builder offers better value for money there? Amrapali or Supertech? I'm looking for a 2BHK. Any suggestions on good projects? Mujhe advice chahiye, is it worth buying now or wait? Thanks!

What is the future scope of sector 134 Noida Extension?
With the Jewar airport coming up, the future scope seems bright. Infrastructure is improving and prices are expected to rise.
Thanks for the advice guys. Planning to visit the area next weekend.
Don't forget to factor in the cost of parking and other miscellaneous charges.
Around 25-30% appreciation in the last 3 years. But that's just an estimate, market fluctuations are always there.
Always negotiate the price! Builders often offer discounts.
Which are some of the reputable real estate agents operating in sector 134 Noida extension?
Sector 134 is a good bet for long-term investment, considering the upcoming infrastructure developments.
Check out the RERA registration details of any project before investing. It's crucial!
What's the rental yield like in that area? Anyone have any insights?
Rental yield is decent, around 3-4% currently. It might improve once the metro connectivity gets better.
Visit a few projects personally. Pictures can be deceiving!
Got it, U3. Thanks for the detailed comparison! Will definitely check out Ace Divino.
Thanks for the suggestions everyone! U3, any specific reason you recommend Ace Divino over ATS Destinaire? Just trying to understand the pros and cons.
Personally, I liked Ace Divino's layout and the open spaces they offer. ATS is good too, but I felt the construction quality in Ace was slightly better. Plus, Ace's resale value seems to be holding up better.
I heard there are some good deals in resale properties in that area. Has anyone explored that option?
U2, how much appreciation have you seen in your property since you invested?
Investing now or waiting depends on your risk appetite. Prices are likely to go up further, but there's always a chance of market correction.
I invested there a few years back. Connectivity is improving, but still relies heavily on road transport. Be prepared for traffic.
Ace Divino looks good, but thoda expensive hai na?
Yes, it's on the higher side, but the amenities and construction quality are generally considered better. You get what you pay for, I guess.
What about Gaur City? Is that a better option than Sector 134?
Gaur City is more developed and has better infrastructure, but it's also more crowded and expensive. Sector 134 is still developing, so there's more potential for appreciation.
Does anyone have first-hand experience with waterlogging in specific projects in Sector 134?

Metro is a bit far, true. But there are shared autos and e-rickshaws readily available. Rates are definitely appreciating, especially near the upcoming Jewar airport.
Amrapali and Supertech both have had their issues. I'd suggest looking at newer builders with good track records in the area. Check out Ace Divino or ATS Destinaire.
Waterlogging can be a problem in some pockets during heavy rains. Do a site visit during the monsoon season to get a real sense of it.
