Sector 137: Metro connectivity is good, but overpriced?

Been tracking Sector 137 prices for a while, and honestly, I think it's overrated. Everyone glorifies the metro connectivity, which is sahi hai, but the property rates don't justify it. 2BHKs are touching crazy levels. Daily commute isn't even that smooth with the Aqua Line crowding. Investment potential? I'm skeptical. The rent yield is low. Plus, the water supply situation worries me. Disagree? Tell me why.
