Sector 137 Noida: Investment sahi hai ya wait karu?

Since last Diwali, I'm checking out Sector 137. Expressway ke paas hai, that's a big plus for my office commute. But prices toh bohot high lag rahe hain, honestly. Anyone living there already? Is the appreciation potential real or just hype? Metro connectivity is good, but what about waterlogging during monsoon? And how's the resale value if I need to sell in 3-4 years? Ab samajh nahi aa raha. Any insights?
