I'm seeing a lot of ads for properties in Sector 140, Noida, especially around the industrial area. I'm thinking long-term investment, like 5 years down the line. What's the real rental demand there? Is it mostly young professionals working in the SEZs? Heard some complaints about waterlogging during monsoon. Sahi hai kya? Also, which builders are actually delivering on time? From my experience, that's the biggest risk. I'm skeptical tbh. Any thoughts? Hope someone has insights.

Appreciation is good, but liquidity bhi toh honi chahiye na? Can you easily sell the property if you need to?
My suggestion: Visit the site during the monsoon season. See the waterlogging situation for yourself. That's the best way to assess the risk.
Ultimately, it depends on your risk appetite. Sector 140 has potential, but it also comes with risks. Do your homework!
Sector 150 is a better option in my opinion. More green space and well-planned infrastructure. Thoda expensive hai, but worth it.
The new metro line extension will help with connectivity. But it's still under construction. Completion date is anyone's guess.

Before investing, check the builder's track record on RERA website. See how many projects they've delayed. That's a good indicator.

6500-7500 is accurate. But negotiate hard! Builders are always quoting higher initially. And check the RERA registration number before you book anything!
Mera friend ne wahan flat liya tha 3 years ago. Abhi tak possession nahi mila. Builder ne phir se date extend kar diya lol. Avoid that builder at all costs.
I think the upcoming Jewar airport will definitely boost property prices in Noida, including Sector 140. But it's a long game.
Don't forget to factor in the maintenance charges. Some societies in Noida charge exorbitant amounts!
I invested in a commercial property there 2 years ago, thinking IT hub banega. Abhi tak toh kuch khaas return nahi aaya. Rent is okay, but not what I expected. Maybe residential is better?

Exactly! Builder reputation is everything. I've heard good things about Godrej in that area, but their prices are premium.
Godrej ka toh bhai, rates bohot high hai. Middle class aadmi kaise afford karega? Any other options anyone knows?
