Been checking Sector 140 Noida Extension flats for months. I'm in real estate, but buying for myself is different. Builders marketing alag hai. What hidden costs did you find post-possession? Maintenance charges kya realistic hain ya just RWA ka kamaai? Any other charges I should know?

Transparency RERA mein hai but enforcement ka kya? Mera ek relative ne ek project mein book kiya tha Sector 140 mein hi, 3 saal ho gaye hain, possession date do baar extend ho chuki hai. Har baar naya construction update aur har baar late fee ka bahana. Ab toh market conditions bhi itni volatile hain, interest rates upar ja rahe hain. Jo loan liya tha uski EMI bhi badh gayi hai. Builder bol raha hai ki material costs badh gaye, toh completion charges bhi badhenge. Ye toh double whammy hai, samajh nahi aa raha kya karein.
Oh no, ye toh bahut bura hua. Unko abhi tak possession mila kya?
Dekho, main samajhta hoon hidden costs ka issue. But sometimes kuch charges jaise electricity connection, water connection toh government mandated hote hain. Builders bhi kya karein, unko bhi pass on karna padta hai. RERA mein ab kaafi transparency aayi hai, saare charges mention karne padte hain agreement mein. Shayad hum buyers ko bhi thoda homework karna chahiye, sirf marketing material pe rely na karein.
Bhai, aapne bilkul sahi point uthaya hai. Mera ek dost ne ek project mein book kiya tha, naam nahi lunga but it's near *Ajayabpur*. Possession ke time pe pata chala ki utility connection charges, society formation fees, aur ek random 'club membership' charge jo pehle mention nahi tha, sab mila ke almost 3-4 lakh extra maang liye. RERA mein bhi properly disclose nahi tha. Maintenance charges bhi bolte kuch hain aur baad mein RWA aate hi double ho jaate hain. Bahut tension ho gayi thi usko, budget pura hil gaya.
Haan, iska ek tareeka hai. Builder se detailed payment plan aur agreement copy pehle hi mang lo. Har ek clause padho, especially 'other charges' ya 'miscellaneous' sections. Aur ho sake toh kisi property lawyer se review karwa lo. Mere ek senior ne *Alpha I Greater Noida* mein aise hi kiya tha aur kaafi hidden costs se bach gaya tha. Thoda kharcha hoga lawyer pe but it's worth it.
Oh god, ye toh sunke hi darr lag raha hai. Par hum first-time buyers kaise pata lagayein ki kaunse charges genuine hain aur kaunse hidden? Koi way out hai kya isse?
Yaar, same pinch! Main bhi Sector 140 mein dekh raha hoon aur ye hidden costs ka darr bahut lagta hai. Builders ki marketing toh bas sapne dikhati hai. Sach mein, kuch clear nahi hota.
