Honestly, not feeling great about Sector 140's security. My wife's worried about walking alone after dark. Are there actually security guards around at night? Considering schools for the kids too.

I agree with U18. Renting in a good society is better than buying in a risky area. Peace of mind is priceless.
Just a heads up – be very careful with the brokers in that area. Some of them are known to inflate prices and make false promises. Do your research!
Also, check the amenities completion rate. Many builders promise everything but deliver nothing. I made that mistake in my previous apartment.
Don't forget about the upcoming Jewar airport! That should boost property values in the long run. But still, security is a priority.
So, what did you decide, U1? Are you still considering Sector 140?
Honestly, with the rising property rates and the security concerns, maybe renting is a better option for now. At least until the area is more developed.
Possession status kya hai for most projects in 140? I heard many are delayed.
Delayed! Very delayed. My friend booked a flat 5 years ago and still hasn't gotten possession.
Schools are definitely a concern. The good ones are far and the traffic is terrible. Consider school bus routes and timings carefully.
Thanks for all the feedback everyone! Definitely given me a lot to think about. Will check out the crime stats and talk to some residents directly.
One thing I've learned is to never trust the builder's promises. Visit the site at night and see for yourself what the security situation is like.
Sahi baat hai. Site visit is a must, especially at night. What looks good during the day can be very different at night.
Sector 140 is also very close to the expressway, which can be noisy and attract unwanted attention. Have you considered Sector 137? It's a bit more established and feels safer.
Anyone know the current property rates in Sector 140? Thinking of investing but not sure if it's the right time.
Depends on the builder and the project. But expect around 6-7k per sq ft for new constructions.
Don't forget to check the builder's RERA registration! Very important. Many builders make false promises.
I heard that the metro extension is supposed to improve things in 140. More connectivity = more people = more security hopefully. Anyone know when that's happening?
Don't rely on hope! Check the actual crime stats for the area. Noida police website should have some info. Also, talk to residents in the societies you're considering.
We bought a flat in Sector 140 three years ago, and honestly, security was a big concern for us too. We chose a society with gated access, 24/7 security guards, and CCTV coverage. It's made a huge difference. It's worth paying a bit extra for peace of mind.
Which society are you in, if you don't mind me asking? Looking for recommendations.
Security guards are usually present, but are they actually doing their job properly? That's the real question. I've seen them sleeping on duty so many times!
Haan exactly, Noida mein yahi problem hai. They need better training and supervision.
Sector 140 is still developing, so security can be patchy. Which society are you looking at? Some are much better than others. Schools are a bigger concern, honestly. Traffic is a nightmare in the mornings.
Bhai, security is a major issue everywhere these days. I live in Sector 75, and even here, we've had incidents. CCTV cameras are a must, and a good residents' association makes a HUGE difference.
Exactly! Active RWA is key. Otherwise, builder just does whatever they want.
Sector 75 is better developed than 140 though, right? More shops, more people around.
Honestly, not feeling great about Sector 140's security. My wife's worried about walking alone after dark. Are there actually security guards around at night? Considering schools for the kids too.
