Thinking of upgrading to a villa near Sector 142 metro. Metro connectivity is good, that's a plus. I'm already paying hefty EMIs. But waterlogging ka scene kya hai during monsoon? Heard mixed reviews. Is the investment potential worth the risk? Any thoughts?

I think Sector 142 is a good bet for long-term investment, especially with the metro. Just do your homework on the builder and location.
My personal opinion: If you can afford it and the builder is reputable, go for it. The appreciation potential is definitely there. But be prepared for some initial inconveniences.

I had a terrible experience with XYZ Builder in Sector 75. They promised the moon and delivered nothing. Be very careful with your due diligence!

Depends on the project, U10. But expect somewhere between 8k to 12k per sq ft. Sector 150 ka avg rate 7k/sqft hai abhi, but villas are pricier.

I bought a flat in Sector 143 (right next to 142) three years ago. Rates have definitely gone up, but the promised amenities are still not fully complete. Gym is pathetic. Swimming pool is closed half the time. Be very careful about what they promise vs what they deliver.
U7, totally agree yaar. Amenities completion is a huge issue. I made that mistake too. Check it thoroughly before booking.

Bhai, waterlogging toh Noida mein har jagah ka issue hai. Sector 142 is relatively better compared to older sectors. But villa mein drainage system properly check kar lena. Investment wise, yes, it has potential. Metro connectivity is a big plus.
