Guys, I'm thinking of buying in Sector 142, Noida. It's near my office, which is a big plus. But honestly, the prices seem kinda high. Is it really worth it? My parents keep saying 'location location location' but I'm not fully convinced. Also, what's the real deal with water supply? I heard some areas depend on tankers. Has anyone experienced waterlogging during the monsoon? That's a major concern for me. What's your take on the investment potential in the next 3-5 years? Any thoughts or advice? Which builder has the best ROI here? I'm so confused!

The biggest risk in Noida real estate is always delays. Ensure you have a strong clause in your agreement to protect yourself.

My two cents: Sector 142 is good for convenience if your office is nearby. But for pure investment, there are better options in Noida and Greater Noida.
Which floor are you planning to buy? Higher floors usually command a premium, but they also have better views and ventilation. Corner unit bhi dekhna, if possible.
Don't get swayed by the hype. Do your homework, compare prices, and negotiate hard. And most importantly, trust your gut feeling.
Sector 150 is a better bet IMO. More organized, greener, and slightly less congested. Avg rate is around 7k/sqft right now.
