Okay, I'll say what no one says: Sector 142 *sounds* great, but is it really? I'm looking for a 3BHK, good society for the kids. Wife wants safety, good schools nearby. But are the prices justified, yaar? Has anyone experienced bad waterlogging during monsoon? And what about the stray dog problem? Change my mind...or tell me if it's overrated. Investment potential bhi batao, please!

And the new metro line extension will also improve connectivity. Patience is key.
Did anyone get the registry done recently in sector 142? What's the current circle rate?
So, U1, what are you leaning towards now after reading all this? Still considering Sector 142?
Honestly, for the price, I'd look at resale options in older sectors. You'll get more for your money and the infrastructure is already in place.
My cousin bought a 3BHK in Sector 142 last year. He's pretty happy with it. Says the community is good, and the society has lots of activities for kids. But he admits the prices are a bit inflated.
Thanks, everyone, for the honest opinions! This is exactly what I was looking for. Seems like Sector 142 is a mixed bag. Need to do more research.
Don't forget to factor in the upcoming corporate offices in the area. That will definitely drive up rental yields in the future.
Don't just focus on Sector 142. Explore other sectors along the Expressway too. Sector 137, 143, 135...they might offer better value for money.
Waterlogging is a real issue in some areas. I saw videos from last monsoon, and it was pretty bad. Do a thorough site visit during the rains if possible.
I agree with U3 – long term play. But the holding cost is high. EMI + maintenance + potential rent... makes you think twice.
Builder ne phir se possession date extend kar diya! I'm so frustrated! Anyone else facing this?
Which builder? Name and shame them! We need to hold these guys accountable.
Stray dog problem is everywhere in Noida, not just 142. But yes, it's a concern, especially with kids. Society management needs to be proactive.
Schools nearby are decent, but not top-tier, frankly. You'll probably end up sending your kids to schools in sectors 50, 51, or 93. Traffic can be a nightmare.
Check RERA registration and completion timelines carefully. Builders make a lot of promises they don't keep.
Kya rate chal raha hai 3BHK ka Sector 142 mein? Anyone have recent data?
Depending on the society and builder, you're looking at anywhere between 80 lakhs to 1.5 crore for a decent 3BHK.
Proptiger pe check karlo. They usually have updated price trends.
Bhai, you've hit the nail on the head. 142 is all hype. Prices are crazy high, especially considering the infrastructure isn't fully there yet. I'd say overrated for now.
Overrated? Maybe a little, but it's got potential. Metro connectivity is a big plus, and the social infrastructure is developing rapidly. Waterlogging *can* be an issue in certain pockets, so do your research.
Exactly! Potential is the key word. It's a long-term play, not a quick buck.
Metro toh hai, but last mile connectivity is still a pain. Auto walas charge whatever they want.
I bought a flat in Sector 142 three years ago. Initially, I was happy, but now I regret it. The construction noise is constant, and the promised amenities are still not fully functional.
Which society, if you don't mind sharing? I'm considering a purchase there.
Investment potential? With the new Jewar airport coming up, everything around Noida Expressway is going to appreciate. Sector 142 included. But don't expect overnight riches.
