I'm thinking of investing in Sector 143, Noida. What's your take on the location and connectivity now that the metro is nearby? Has anyone experienced the social infrastructure? I'm looking at both residential and investment properties. What's the rental market like there? Is it worth it considering the property prices? Kya aap logon ko pata hai kaun sa builder better hai wahan pe? I'm also concerned about safety and security. Which gated communities are the best? I need advice chahiye. Is it a good time to buy in Sector 143, or should I wait? What are the pros and cons, honestly?

Thanks everyone for your opinions. I'll definitely keep all of this in mind.
Don't forget to check the builder's RERA registration before investing!
Is there much traffic congestion in Sector 143 during office hours?
Anyone know if there are any good hospitals or clinics nearby?
I think it's a good investment overall, but be patient. It will take time for the area to fully develop.
Agreed with U5. Long term investment is the key.
U14, How bad is the last mile connectivity really? Is it manageable?
It's manageable, but factor in an extra 15-20 minutes for your commute, especially during peak hours. Ola and Uber are also usually available, but can be pricey.
Kya rate chal rahe hain currently per square foot?
U17, depends on the project and location within 143, but roughly between 6000-8000 per sq ft.
Are there any good schools nearby for families with kids?
Yes, there are a few decent schools in the vicinity, though not directly in Sector 143. You'll find options in the neighboring sectors.
Is the metro station always crowded? How's the last-mile connectivity from the station to the residential areas?
The metro station can get crowded during peak hours. Last-mile connectivity is improving with e-rickshaws and autos, but it can still be a hassle.
What are the registration charges and other hidden costs I should be aware of?
U1, I think it's a good time to buy if you are looking long-term. Prices will only go up.
Thanks everyone for the insights! This is really helpful.
I heard there were some waterlogging issues during the monsoon. Is that still a problem?
Yes, U7, some areas still face that problem. Check the specific location properly before investing.
U8 is right. Higher floors are definitely a safer bet.
What about the commercial spaces in Sector 143? Are they worth investing in?
Commercial spaces are still developing. It's a bit of a risk, but the potential ROI is higher if the area develops as expected.
U2, thanks for the builder recommendations. Any specific projects by Godrej or ATS in 143 that you would suggest looking at?
I've heard good reviews about Godrej Palm Retreat and ATS Pious Hideaways. Check their current availability and pricing.

Sector 143 is definitely up and coming. Metro connectivity is a huge plus. I've heard good things about the rental yields, but do your research. As for builders, I'd suggest checking out reviews for Godrej and ATS.
I agree with U2. Connectivity is good, and it's relatively more affordable than sectors closer to Delhi. Social infrastructure is still developing, though. Expect more options in the coming years.
Safety wise, gated communities are definitely the way to go. I've heard good things about Jaypee Greens Kensington Park. Check them out.
Rental market is decent in 143. You can expect around 2-2.5% rental yield. Depends on the property, of course.
Property prices have been increasing steadily. It might be a good time to buy if you're looking long-term. But do your due diligence!
