Okay I'll be honest—I'm based in Dubai and relying on brokers. They promised good rental yields in Sector 143A. Is it actually true? Or just bait? Need a property manager too. Any reccos?

@U1, seriously, do your homework. Don't depend on brokers. They just want their commission.
Market is crazy right now! Property prices are soaring everywhere in Noida. Makes rental yields look less impressive.
So @U1, after all this gyaan, what are you leaning towards? Still thinking of 143A?
Ultimately, the 'real' rental yield depends on your entry price. Negotiate hard!
What's the average rent for a 2BHK in 143A these days? Anyone have recent experience?
I'm getting around 18k for a semi-furnished 2BHK in Paramount Floraville.
Don't just rely on brokers. Visit the site yourself, talk to current tenants, and get a feel for the area. It's worth the trip from Dubai.
Yield is directly proportional to risk. 143A offers higher potential, but also higher risk. Weigh your options carefully.
I have a property manager, his name is Rajesh. DM me if you want his number. He's reliable.
Anyone know the current circle rates in 143A?
I bought in Gulshan Bellina in 143A 2 years ago. Rented it out immediately, but the rent was much lower than expected. Ab thoda better hua hai.
Which builder are you considering, U1? Some of them are notorious for delays. Check their RERA registration and past project completion dates.
This is crucial! RERA number check karna is a must!
Sector 150 is a better bet for higher rentals right now, but the prices are also higher. Consider that trade-off.
Bhai, sector 143A mein social infrastructure abhi bhi kam hai. Families prefer sector 150 or even crossing republic for established amenities.
Rental yield is a function of purchase price and rent. Prices in 143A have gone up significantly in the last year. So even if rent is good, your yield might not be as high as they say. Do your math!
Property manager, I use NoBroker's service. It's decent. But verify everything yourself, don't blindly trust them.
143A is good for future potential, especially with the metro extension coming up. But immediate rental income might be disappointing.
Metro extension toh kab se bol rahe hai... Possession kab milega woh bhi toh issue hai!
Sahi baat hai, metro ka toh koi thikana nahi. Builders sirf bechne ke time bolte hain.

Bait bhai, bait. Sector 143A is still developing. Rental yields will be decent eventually, but not 'good' right now. Brokers always overpromise.
Depends on the project, U1. Some societies are already fully occupied. Which project are you looking at? That makes a HUGE difference.
Exactly! Project batao, tabhi toh kuch bol payenge.
Haan yaar, project specific hota hai. Lotus Greens ka kya scene hai? Any idea?
