Sector 143A mein property rates toh sky high hain. Are prices justified, ya phir builder loot raha hai? Honestly not sure if it's a good investment for 3-5 years, considering appreciation. Metro connectivity is okayish, but last mile is still a pain, right? How's the water supply situation actually? I've heard mixed reviews. Any residents there want to give some off the record feedback on the daily life? Is it worth buying?

Look at the builder's financial health as well. Some are heavily in debt, which could lead to project delays or abandonment. Serious risk.
Overall, I think Sector 143A is decent for end-use if you get a good deal. But for investment, I'd explore other options with better appreciation potential.

Don't just look at the price per sqft. Check the carpet area! Some builders cheat on that. Make sure you're getting what you pay for.
I think the long-term potential is there because of the upcoming Jewar airport. But in the short term, maybe not the best investment.
Amenities completion pehle check karo before booking. I made that mistake. Clubhouse is still not ready after 3 years!
Sector 143A is good for daily life if you work in the nearby offices. Otherwise, the commute is a pain. Investment-wise, there are better options.

Not much right now. You have to go to Sector 18 or Gardens Galleria for good restaurants. Hopefully, things will improve soon.
Possession status kya hai for most projects there? Anyone got possession recently?
Depends on the project. Some have started giving possession, but many are still delayed. Check RERA records.
Current market conditions are not great. Interest rates are high, and property rates are already inflated. I'd wait and watch before investing.
I bought a 2BHK there 4 years ago. Initially, it was tough with limited amenities. Now, things are improving. But the price appreciation is not as high as I expected. Maybe 10-15% in 4 years.
Haan exactly, Noida mein yahi problem hai. Infrastructure develops slowly. Promises toh bahut karte hain, but reality is different.
Which project are you talking about specifically? Sabka rate toh alag alag hai. Some builders are more reasonable than others.

Sector 150 is a better option in my opinion. Greenery zyada hai and the social infrastructure is developing rapidly. Slightly more expensive, but worth it.
RERA registration number check kiya kya? Builder registered hai ya nahi, woh toh sabse pehle dekhna chahiye.

Mera ek friend ne wahan plot liya tha 5 saal pehle. Abhi tak possession nahi mila. Builder ne phir se date extend kar diya lol. Be careful.

Water supply ka scene kya hai actually? Heard some societies are dependent on tankers. That's a big no-no for me. Anyone living there can confirm?
Haan, I heard the same. Groundwater level is low in that area. Check with residents association before you book.
We've been living here for a year. Water supply is okay-ish, but summers mein problem hoti hai. Tanker aate hain kabhi kabhi. It's manageable, but not ideal.
I invested 2 years ago thinking it would be a good rental yield area because of the offices nearby. Rental rates are not as high as I expected. Think twice before investing solely for rental income.
Bhai, 143A is overhyped. Rates are definitely inflated. Metro connectivity is there, but getting to your actual house is a struggle. I'd say look at sectors closer to the expressway, better value for money.
