Sector 143A property rate reality check nobody discusses

Been tracking Sector 143A rates since last year. I work in real estate, so I know the super area vs carpet area games builders play. Honestly not sure if the current prices are justified, especially considering the distance from Pari Chowk. Anyone living there currently, what's your take on the appreciation potential? I'm also worried about waterlogging during monsoon. Dekha hai videos mein ki road condition kharab ho jaati hai. Is it as bad as they say? And what about the maintenance charges and RWA? Are they actually doing a good job? Off the record, builder ka track record kya hai regarding OC? Any insights would be helpful. I'm planning a site visit soon. Hope this helps someone.
