Sector 143B for downsizing – what's the community's take?

Did a site visit to a couple of projects in Sector 143B last weekend. My kids have moved out, so my wife and I are looking to downsize from our big house. Don't need such a huge place anymore, just something manageable. Prices seem a bit high, around ₹78L for a 2BHK. Is this justified for Sector 143B, or is there negotiation room? Also, how are the maintenance charges and RWA effectiveness there? And importantly, are there good hospitals nearby for emergencies? Any insights from current residents would be really helpful.
