Hey guys, I'm thinking of investing in Sector 143B, Noida. Kya aap logon ko pata hai wahan ke property prices kaise hain? I'm looking for decent appreciation in the next 5 years. Also, how's the connectivity? I heard the metro is a bit far, is that true? Mujje advice chahiye about the rental market there too. What kind of rental yield can I expect? Has anyone experienced any waterlogging issues during the monsoon? Which builder has a good reputation in that area? I'm also concerned about safety and security. Is it a safe place to live? What do you think about the future development plans? Is it worth investing now? Any suggestions?

U1, Daily necessities are easily available. There are plenty of grocery stores and medical shops in the area. Also, online delivery services are readily available.
One more thing to consider is the social infrastructure – schools, hospitals, shopping malls. Sector 143B is still developing in that aspect.

Hi U1, Sector 143B is developing rapidly. Property prices are relatively affordable compared to other sectors closer to Delhi. Appreciation is possible, but 5 years might be a bit short to see significant gains. Rental yield is decent, around 2-3% currently.
Metro connectivity is via the Aqua Line, and yes, it requires a bit of a commute. You might need to rely on shared autos or e-rickshaws. Waterlogging can be an issue in some pockets during heavy rains.
In terms of builders, ATS and Godrej have projects nearby with good reputations. I'd recommend checking their projects in the vicinity.
U3 is right about the metro. It's not exactly walkable from most residential areas in 143B.
Safety-wise, it's generally okay, but it's always good to be cautious. Look for gated communities with security.
