Sector 144 is overrated for the price, tbh

I'm based in Dubai and thinking of investing in Noida Sector 144. Heard it's good connectivity, but the property prices seem crazy high! Are they really justified? I can't do a site inspection myself right now. Is the rental yield even worth it? Anyone actually living there, what's the real deal with water supply? I heard there are power cuts too. I need a property manager, but honestly not sure if it's a good investment at this price point. What do you guys think?
