Sector 144 maintenance costs are daylight robbery!

Finally taking the plunge and buying instead of renting, fed up of landlords hiking rent every year. Booked a flat in Sector 144, thought it was a good deal, good location. Now the RWA is saying maintenance is going to be like 4rs per sqft! Seriously? That's almost another EMI on top of the actual EMI! They say it includes everything, but honestly not sure what's worth that much. I checked with some residents and they complained about waterlogging during the monsoon. Is that what I'm paying for? Anyone else living in Sector 144 facing this? Is this normal? What can be done about it? Should I try to get out of the deal?
