Sector 144 prices feel a bit inflated for what's on offer, honestly. I'm currently in a 2BHK near Sector 137, thinking of upgrading to a 3BHK or even a small villa in Sector 144. Builders like Godrej or ATS yahan projects hain, but are these prices justified? Matlab, 3BHK ke liye ₹1.5 Cr+ seems a lot. What's the real ground reality for daily life there? Aur investment potential for 3-5 years? Will I get decent appreciation ya bas overpay kar raha hoon? Already have a home loan, so EMI will jump a lot. Any negotiation tips ya hidden costs jo log miss karte hain?

Totally agree yaar! I visited a Godrej project last week in Sector 144, the 3BHK was almost ₹1.6 Cr. For that price, I'd expect something much more premium. Lag raha hai builders bas hype bech rahe hain.
Sahi baat hai bhai. ATS ka bhi same haal hai. Prices sunke hi darr lag jaata hai, especially with existing home loan pressure.
