Sector 145 Noida: Good investment or not?

Hey everyone, I'm looking into properties in Sector 145, Noida. What do you think about the investment potential there? Has anyone experienced good ROI in that area? I'm also curious about the connectivity. How easy is it to commute to other parts of Noida and Delhi? Is the metro easily accessible? Also, what about the social scene? Are there good restaurants and markets nearby, or is it still developing? Which one is better, Sector 145 or 146? Mujhe advice chahiye. Is it worth investing now, or should I wait?
