Okay I'll be honest — I completely underestimated the traffic near Sector 145. Everyone says metro connectivity achi hai, but peak hours mein toh jam lagta hai. I work in real estate but buying for myself is different, right? Also, water supply ka kya scene hai? Heard some societies rely heavily on tankers. Is it worth paying so much if paani hi nahi hai? Any sector 145 residents here? Batao yaar, sach kya hai?

Water tankers are a pain, yaar. Especially in summers. Check the borewell situation too.
Overall, Sector 145 is a good investment in the long run, but be prepared for some initial hiccups.
Don't forget to check the master plan of the sector. See where future development is planned.
OP, what did you decide? Did you book a flat?
Pani ka issue is a big red flag for me. I'd rather pay a bit more and get assured water supply.
Possession mila kya kisi ko recently in 145? I'm waiting for mine since last year.
Not yet for me, U19. Builder ne phir se date extend kar diya lol. Classic Noida.

Godrej is generally a good builder. But still, do your due diligence.
Sector 150 is also a good option nearby. Slightly more expensive, but better planned.
Remember to factor in the cost of interiors and other expenses. Buying a house is more expensive than you think!
Don't just rely on what people say. Talk to existing residents in the society you're interested in. Ask them about the water situation, maintenance, and security.

U15 is right. But negotiable hai. Try to bargain hard.
I heard some societies are using rainwater harvesting. Check if your project has that.

Exactly U9! RERA registration number daal ke dekh lo, kitne projects delayed hain is builder ke.
I bought in Sector 145 three years ago. Initially, it was a bit isolated. But now, things are improving. More shops are opening, and the metro is a lifesaver. Water is still a concern, though.
Traffic toh peak hours mein Sector 18 jaise hi hai. But I think it's worth it for the relatively lower prices compared to older sectors.

I live in Sector 144, next door. Water tankers are common during peak summer. Check with the society maintenance team directly. They'll give you the real picture.
Paani ka issue toh almost har jagah hai Noida mein. But 145 is developing fast. Prices are going up because of the Jewar airport proximity. Think long term.
Jewar airport is still years away, U4. Don't bank on it too much. Infrastructure needs to catch up first.
U5 is right. Jewar is a gamble. Look at existing amenities and connectivity.
Site visit is key! I did a night visit to check the street lighting and noise levels. You should do that too.
