Sector 146 Noida: Investment potential or just hype?

Hey guys, thinking of investing in Sector 146, Noida. What's your take on the property prices there? Seems a bit high. Kya ROI milega in the long run? Also, how's the connectivity? I heard the metro is good, but what about road connectivity to other parts of Noida and Delhi? Has anyone experienced waterlogging issues there? Mujhe advice chahiye!
