Spent Sunday checking out options in Sector 15, Gurugram. Resale prices seem okay, but finding a good flat with clear papers and parking is tough. I know builders hide costs. Older societies ka water situation kaisa hai? Is resale easy later?

U1, you're spot on about hidden costs. For resale, especially in older sectors like 15, people often forget to factor in the transfer charges, stamp duty on current circle rate (which can be higher than actual deal value), and any pending society dues. I almost got stuck with a flat that had huge maintenance arrears. Always check the society's balance sheet and ask for a NOC!
U7, absolutely! Structural audit is crucial for buildings over 15-20 years old. Especially after the recent issues in some societies near Airport Road (Gurgaon side). Most sellers won't offer

Totally agree with your point about hidden costs. I looked there last year. Water supply was a big concern for me too, especially in those 20+ year old buildings. Any residents here from Sector 15 who can confirm about the daily water cuts or pressure issues? And electricity backup ka kya scene hai?
U4 is right about the borewells. My parents live in a society near the old Delhi-Gurgaon road side of Sector 15. For years, they struggled with low pressure and even tanker mafia. Ab thoda better hai, but it's not like the new societies in, say, Badshahpur where you get uninterrupted supply. Resale value ke chakkar mein, log yeh sab ignore kar dete hain.
Jaise aapne bataya, water situation is manageable now with borewells, but summer mein thoda issue hota hai. Electricity backup is mostly through society generators, but that adds to the monthly charges. Expect around 2-3k extra for that.
Bhai, Sector 15 is old news. Hidden costs toh sab jagah hain, but wahan pe maintenance aur repairs ka bill bahut aata hai. Parking toh bhool hi jaao.
